Terms of Service
These Terms govern your use of Homjo, the hyperlocal marketplace for newcomers to Ireland, operated by Homjo Networks Limited, registered in Ireland under Company Number 815338 ("Homjo", "we", "us"). Registered office: 6-9 Trinity Street, Dublin 2, D02 EY47, Ireland. By creating an account or using Homjo you agree to these Terms. If you do not agree, do not use the service.
Written in plain English on purpose. Where a section summarises how the platform works, it describes what the software actually does.
1. What Homjo is — and is not
Homjo is a listings and coordination platform. Users post listings and requests across our pillars (Stay, Market, Services, Transport, Community, Launchpad), find each other, message, and arrange things between themselves.
Homjo is not a party to any arrangement between users. We do not employ, engage, supervise or vet the people who list or respond. We do not hold your money, process payments between users, or take a cut of anything you agree with another user. When you pay another user, you pay them directly, and Homjo cannot reverse it. Any agreement — a tenancy, a sale, a service, a lift — is between you and the other user alone.
To be specific about what that means, Homjo does not:
- set, cap, approve or negotiate the price of anything offered or requested by users;
- receive, hold or forward money for any dealing between users;
- select or assign which provider serves which user — you choose who to contact and who to deal with;
- direct how, when or where any work, letting, sale or lift is carried out;
- act as an estate agent, letting agent, employment agency or booking agent for anyone.
Listings that Homjo posts itself. A small number of listings are posted by Homjo's own account ("Homjo") rather than by a user, in two clearly labelled forms. A listing marked "Provided by Homjo" is something Homjo itself offers, and for that listing Homjo is the provider and the trader, with every obligation that brings. A listing marked "[provider name] — listed by Homjo with their permission" is one Homjo holds on behalf of a named local provider who has no Homjo account yet and has given us written permission to advertise for them; the provider named on it is the party you deal with, Homjo takes no part in the arrangement, and the provider can have the listing taken down or transferred to their own account at any time (we act within 72 hours). Because Homjo writes up and holds these listings, Homjo is responsible for the accuracy of what they say. Bookings on Homjo are appointments, not contracts. Where a listing offers time slots, a confirmed booking is a record that two users have agreed a time to meet, view, or receive a service. It records who and when — never a price, and never terms of sale or hire. Whether an agreement is then made, and on what terms, is entirely between the two of you, in person or however you choose. Homjo's booking tools never conclude an agreement on your behalf.
Offers on Homjo are proposals, not payments. On Market you can make an offer on an item, and on Services requests providers can send an estimate. Homjo records the figure so the two of you can see it. Accepting an offer or estimate on Homjo does not move any money and does not make Homjo a party to the deal; the final price and payment are settled between you directly.
Messaging is for arranging, not contracting. Homjo's in-app messages exist so users can find each other and arrange things. They are not intended as a way to conclude contracts on Homjo, and a message sent through Homjo does not by itself form a binding contract with another user.
2. Your account
- You must be at least 18 to use Homjo. By creating an account you confirm that you are. We do not ask for proof of age at sign-up; some features (such as Connect) ask you to confirm it again before you can use them.
- Keep your account details accurate and your credentials to yourself. You are responsible for activity on your account.
- One account per person. Do not impersonate anyone or misrepresent who you are.
- You can delete your account at any time from Profile → Settings. Deletion and data retention are described in the Privacy Policy.
3. Listings, requests and offers
- You are responsible for what you post: it must be accurate, lawful, yours to offer, and compliant with our Content & Community Policy and Equality Statement.
- Prices and budgets shown on listings and requests are set by the person who posts them. For Services requests, budgets and estimates are indicative only — Homjo does not record or enforce what users ultimately agree.
- Tell people whether you are a business. Irish consumer law gives buyers different rights depending on whether they deal with a business or a private individual (Consumer Rights Act 2022). When you post on Market you must say which you are, and the answer is shown on the listing. If you provide goods or services as a business anywhere on Homjo, you must say so on your profile when asked and must not present yourself as a private individual. You are responsible for the truth of that declaration.
- Some listing categories require a declaration before you can post. Food listings require you to state your registration status with the HSE Environmental Health Service (registered, or notification submitted and awaiting assessment); regulated electrical work requires a Safe Electric registration number. These declarations are shown as self-declared. Homjo does not verify them, and you are responsible for their truth.
- Short-term Stay listings (under 31 nights) require a Fáilte Ireland short-term letting registration number. A listing without one is hidden automatically until the number is added, and Homjo may re-check it at any time.
- Listings outside Community expire 30 days after posting unless you renew them. You can switch on one automatic renewal per listing from your dashboard, which extends it by a further 30 days once. Community events and wanted posts follow their own dates.
- Making offers on Services requests is subject to a per-plan monthly allowance (currently 5 offers per month on the free plan, 10 on Homjo Plus, and no limit on Business — see the pricing page). The allowance counts offers made in a calendar month; withdrawing an offer does not restore it. Separately, and identically on every plan, offers are limited to 3 per hour and 10 per day as an anti-spam measure. The allowance is fixed in advance and applies equally to everyone on a plan.
4. How ordering works
The main parameters Homjo uses to order listings, how paid placement is kept separate, and the ways the Homjo account itself is treated differently from any other business user, are published at How Listings Are Ranked (Regulation (EU) 2019/1150, Arts. 5 and 7). That page forms part of these Terms for business users. Paid visibility (Boost) is described in the Advertising & Boost disclosure.
5. Paid plans and Boosts
- Homjo's only revenue is what users pay Homjo directly: optional subscription plans and Boosts (paid visibility for a listing). Payments to Homjo on the website are processed by Stripe; purchases made inside the Homjo iOS app are billed by Apple (see In the iOS app below). Prices include any applicable Irish VAT.
- Plans renew until cancelled. You can cancel any time from your subscription tab and keep the plan until the end of the paid period.
- Withdrawing from a subscription. You have 14 days from the day you subscribe to change your mind (Consumer Rights Directive). Your plan starts as soon as you pay, because you ask us to start it immediately at checkout. If you withdraw within those 14 days, email support@homjo.com from the address on your account; we refund the price less a proportionate amount for the days you already had the plan. Your other statutory rights are unaffected.
- A Boost buys labelled visibility for a set period. It never buys a better position in search or browse results, and it does not exempt a listing from moderation. Where boosted listings appear is set out in the Advertising & Boost disclosure.
- Withdrawing from a Boost. You have 14 days to change your mind about a Boost too. Because you ask us to start it immediately at checkout, if you withdraw while it is still running you pay only for the days it has already run and we refund the rest; once the Boost has run its full 2, 5 or 10 days the service is complete and the right of withdrawal has been used up (Consumer Rights Directive, Arts. 14(3) and 16(a)). To withdraw, email support@homjo.com from your account address. Your other statutory rights are unaffected.
- Boosts obtained free — through a coupon or a plan's monthly credit — behave and are labelled exactly like paid ones. Coupons are one per account and non-transferable, and may be withdrawn if misused.
- In the iOS app. Plans and Boosts bought inside the Homjo iOS app are billed by Apple through your Apple Account, not by Stripe. A plan bought in the app renews monthly at the price shown until you cancel it in Settings › Apple Account › Subscriptions, at least 24 hours before the renewal date; refunds for app purchases are requested from Apple under Apple's terms, and Apple decides them. A plan bought on the website is managed on homjo.com and cannot be changed from the app; a plan bought in the app is managed through the App Store and cannot be changed on the website. Whichever way you paid, the plan and every Boost work identically across the website and the app.
6. Acceptable use
Do not use Homjo to break the law, to discriminate (see the Equality Statement), to harass, defraud or spam other users, to scrape or harvest data, to post content you have no right to post, or to interfere with the operation or security of the service. 7. Moderation, reporting and appeals
- Content on Homjo is moderated using a deterministic keyword filter and AI-assisted review, with human oversight. Which surfaces are checked before publication, and which are checked on report, is set out in the Content & Community Policy. Where we restrict content or an account, we provide a statement of reasons as required by the EU Digital Services Act.
- Anyone can report content via the report form or report@homjo.com. Copyright and other intellectual-property complaints use the same form (choose "Intellectual-property infringement") or legal@homjo.com.
- If we take action against your content or account, you can appeal from the notice in your dashboard or by emailing appeals@homjo.com. Appeals are decided by a person. See Reporting Illegal Content (DSA).
- We may suspend or terminate accounts that repeatedly or seriously break these Terms, with notice and reasons except where the law requires or permits otherwise.
8. Ratings and reviews
- Only the person who booked can rate, and only after the booking's time slot has passed: Homjo issues a rating prompt for each completed booking, and a rating can be written against nothing else. That is what "booking-verified" means on Homjo.
- Ratings are one-way: the person who booked rates the provider. Providers cannot rate customers and cannot reply publicly.
- A rating shows your first name as it appears on your profile. You can edit your own rating; you cannot delete it except by deleting your account. Ratings are not screened before they appear, but they are subject to the Content & Community Policy and anyone can report one.
- Homjo does not pay for reviews, does not write them, and does not remove a review because it is negative. The average shown is a plain mean of all ratings received, to one decimal place.
9. AI features
Some features use AI (for example drafting suggestions and translation). Where and how is published in the AI Usage Disclosure. Homjo never uses AI to rank or allocate people or tasks.
10. Communications from Homjo
- We send transactional messages about your account and activity. Four categories have an off switch in Settings: new messages, offers, saved-search alerts, and booking reminders and rating prompts. The rest always send — booking requests, confirmations, declines, cancellations and no-shows, moderation notices, plan and Boost lifecycle emails, and the security notice whenever your data is exported. They cannot be switched off because each one is a record of something that has already happened to you or your listing.
- When you create an account we send one welcome email confirming it is set up and showing what you can do. It is sent once and never repeated.
- Saved-search alerts are optional and can be switched off with one setting or paused per search.
- Marketing email is sent only to the county waitlist, which you join separately and confirm by email.
11. Liability
Nothing in these Terms limits liability that cannot be limited under Irish law — including liability for death or personal injury caused by negligence, or for fraud.
Subject to that: Homjo provides the platform "as is". Because arrangements between users are theirs alone (Section 1), Homjo is not liable for the conduct of users, the accuracy of listings, or the outcome of anything users agree between themselves. To the extent permitted by law, Homjo's total liability to you arising out of the service is limited to the amount you paid Homjo in the 12 months before the event giving rise to the claim.
12. Changes to these Terms
We may update these Terms as the product and the law change. For material changes we email the address on your account before they take effect — at least 15 days before, for changes affecting business users (Regulation (EU) 2019/1150, Art. 3). The version and date below change whenever this page does.
13. Language
Homjo's interface is available in 13 languages. These Terms, and the other pages in our legal pack, are published in English. If we publish a translation and it differs from the English version, the English version applies.
14. Governing law, complaints and contact
These Terms are governed by the law of Ireland, and the Irish courts have jurisdiction (this does not deprive consumers of protections of their local law within the EU). Complaints and questions: support@homjo.com. Business users with a complaint about how Homjo treats them can write to legal@homjo.com.
