Renting in Ireland: the basics
RTB registration, deposit norms, BER ratings, and the right way to break a lease without losing your deposit.
Renting in Ireland runs through a regulated system: tenancies must be registered with the Residential Tenancies Board (RTB), deposits are capped, and rent increases in designated areas are limited. Knowing four or five rules protects you from most bad situations before you sign anything.
How much can a landlord ask for upfront? Under the Residential Tenancies Acts, a landlord cannot require more than one month's rent as a deposit plus one month's rent in advance. Anyone demanding several months upfront is asking for more than the law allows — walk away or point them to the RTB.
What is a Rent Pressure Zone? In Rent Pressure Zones (RPZs), which cover Dublin and most high-demand areas, annual rent increases are capped by law. The current cap and the RPZ map are on rtb.ie — check them before agreeing to an increase.
What rights do I have as a tenant? Registered tenants have legal protections around notice periods, minimum standards (heating, cooking facilities, ventilation) and dispute resolution through the RTB, which is free or low-cost and does not require a solicitor. Licensees — for example some diggs or rent-a-room arrangements where you live with the owner — have fewer protections, so know which arrangement you are entering.
How do I avoid scams? Never pay a deposit before you (or someone you trust) have physically viewed the property and confirmed the person letting it controls it. Common red flags: pressure to pay by transfer before a viewing, a "landlord abroad" who will "post the keys", and prices dramatically below the area's going rate. What about proof for later? Keep everything in writing — ads, messages, receipts. It is the evidence the RTB relies on if a dispute ever arises.
